Quick Reference Guide of Restrictions

STEEPLECHASE SUBDIVISION

This is intended to be a shortened version of the covenants and restrictions adhering to each lot in Steeplechase Subdivision. For complete details, please consult the full, legally binding copy of the Steeplechase Covenants and Restrictions which are on file with the Richland County RMC Office.

  • No business shall be operated from any residence.
  • Chain link fences are prohibited.
  • Architectural Control Committee shall have right to approve or disapprove of mailboxes or other similar items, as well as property identification markers.
  • No temporary structures shall be allowed.
  • No livestock or poultry may be raised, excepting dogs, cats, and other household pets. All animals are subject to applicable leash laws. No commercial use of such animals is allowed.
  • No signs or other advertising is allowed, except such as may be used to sell or re-sell homes in the neighborhood.
  • No trees shall be removed unless written approval is attained if such trees measure 6″ or greater in diameter at a height of 2′ above ground level
  • No satellite antennae are permitted. This includes satellite dishes and disks.
  • No trailers, buses, boats, or boat trailers, vehicles on blocks, etc. may be stored or parked overnight on any street or adjoining lots. In addition, none of the above is allowed to be stored or parked on any non-paved area of a lot. Temporary, nonrecurrent parking of such for a period not to exceed 48 hours is permitted.
  • No lot shall be used as a trash dump.
  • Utility easements are present and run with each and every lot in the neighborhood.
  • Yards are to be maintained. Any failure to do so may be remedied at the owner of such lot’s sole cost after appropriate notice.
  • Each lot owner is a member of the Association. Refusal to pay annual assessments, as set from time to time by the Board of Directors, may result in liens being placed on the property or a personal action against the owner to recover such assessments as well as any and all costs of collection.
  • No building, fence, wall, or other structure shall be erected without prior written approval of the Architectural Control Committee; Please see Article VII, Section 2 for full procedures to gain such approval.
  • The books and records of the association are open to inspection by any resident at reasonable times upon request. The Board of Directors will meet the second Thursday of every month at a time and location to be determined. These meetings are open to any member of the Association.
